Assist the Head of the Property Management Department in formulating processes, plans and organizing maintenance, maintenance and repair for the assets assigned to manage. 3. Support the Head of the Property Management Department in formulating plans and organizing the implementation of investment in renovating, upgrading and supplementing equipment for the properties assigned to manage. 4. Inspect and approve the tenant's drawings and construction methods. Organize inspection and supervision during construction. 5. Check the tenant's compliance with the regulations of the factory area. 6. Searching, evaluating, selecting and monitoring contractors and service providers. Management of service contracts and contractors includes evaluating contractor performance against an established and agreed KPI system. 7. Organize fire prevention and fighting plans and plans, coordinate with tenants to establish, train and maintain grassroots fire prevention and fighting teams of factory zones. 8. Supervising, training and supporting asset management staff positions at sites. 9. In charge of maintaining the conditions for electricity distribution and retail licenses (when applicable), including organizing qualified personnel and implementing the periodical reporting regime. 10. Managing the electricity business in accordance with the electricity distribution and retailing license (when applicable), including organizing qualified personnel and coordinating with the Finance - Accounting department to manage the books. separate accounting books as prescribed. 11. Join T&C (Testing & Commissioning). Support the Head of QLTS in managing defects (defects) and supervising contractors to fix errors 12. Support the Head of Asset Management in formulating and implementing the department budget plan. 13. Establish and maintain good relations with tenants and relevant authorities. 14. This position will be responsible to lead a team in managing the overall operations of a portfolio of properties, enhancing the value of the properties through well maintained and efficiently run facilities through effective cost management.
**Responsibilities**:
- Periodic monitoring and reviewing of policies and systems to ensure relevancy, and initiate changes where necessary to improve the property management processes and procedures.
- Ensure the provision of building services meet the required standards and expenses kept within budget.
- Develop and establish good communication and relationship with tenants and suppliers.
- Coordinate and carry out improvement and upgrading works to the building or systems in response to tenant’s requirements.
- Enforce and monitor various work programs to maintain smooth and efficient operations and ensure that SOPs are adhered to.
- Manage ad-hoc projects such as improvement and upgrading works to building infrastructure and systems; and provide input on the requirements to ensure maintainability and operational needs are met.
- Manage performance of a team of technicians to perform maintenance and repair, establish and maintain a safety first culture by promoting and drive safe work practices.
- Prepare and collate information for monthly management reporting and provide analysis on variances of the expenses.
- Participate in the preparation of the annual budget.
**Job Requirements**:
- Degree in Building / Real Estate / Facilities Management or a related Engineering discipline.
- At least 5 years of relevant experiences and knowledge of all phases of property management, as well as procurement of property management services.
- Possess sound knowledge of building M&E systems, with experiences in monitoring Building Management Systems (BMS) and Building Automation Systems (BAS).
- Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage.
- Certification as a Fire Safety and/or Green Mark Facility Manager will be an added advantage.
- Excellent team player with strong communication skills and good computer literacy.
- Ability to be ready 24/7 and to manage operations and projects simultaneously in a fast-paced environment.

- Follow-up contracts with sub-contractors on all aspects of their services
- Be responsible for dealing with all sub-contractors of their goods/ service provided, good/ personnel replacement
- Deal with suppliers and ensure that services are performed in a professional and timely manner.
- Always ensure the proper performances by external contractors for all maintenance contracts with regards to equipment installation, services and repairs in the premises.
- Communicate with Engineering Department to ensure that proper supervision of maintenance of all common services including the air-conditioning system, fire equipment, swimming pool, electricity generators, security system and all other common services relating to the buildings.

- Assist the Property Managers (Projects) in organizing and arranging for any events, if required, such as Residents get-together, Christmas and Year End party etc.
- Carry on all jobs assigned by Property Manager (Project).
- Maintain a clean and orderly work area.
- Implement and up-dates new procedure when needed.
- Record and attend to all residents’ complaints, promptly and efficiently
- Act as property manager onsite when the property manager is on leave.
