LEASING CONSULTANT - COMMERCIAL LEASING
JOB SUMMARY:
We are seeking a Leasing Consultant to secure successful commercial leasing transactions on behalf of corporate tenants and/or landlords. You must be able to understand tenant requirements and find suitable solutions for their needs. You must be able to conduct a full range of services such as finding suitable occupiers, conducting research, networking, marketing, and concluding sales.
RESPONSIBILITIES:
- Negotiate and finalise lease contracts between landlords and tenants. This includes understanding all terms of the agreement, conducting unbiased site presentations, and carrying out the lease process from conception to signing.
- Maintain and build client relationships. This includes both tenants and landlords. This process includes updating the database with records of all communications, meetings, contact information and company information gained; keeping up to date with sector-specific news and announcements; and actively contacting existing clients.
- Build a strong portfolio of occupier clients and maintain good relationships with them.
- Build a strong landlord portfolio. Tasks include building relationships, updating service agreements, staying connected with management staff as well as keeping on top of expansions, occupancy, and relocations.
- Carry out marketing efforts including using LinkedIn to directly connect with occupiers, landlords and other partners and sending letters and emails to your portfolio.
- Conduct site inspections. Up to 60% of your time will be spent out of the office.
- Develop and maintain detailed knowledge of all commercial property markets and properties in Viet Nam. This includes researching, presenting, and conveying information to the Leasing and Research teams. Understand trends that will impact occupier requirements.
- Maintain and update the landlord and developer database and ensure vacancies are filled.
- Carry out all administrative processes regarding lease documentation and negotiations.
- Actively manage payment processes from clients upon completion of work.
REQUIREMENTS:
- Bachelors or masters degree in marketing/ Commerce/ Hospitality.
- Excellent interpersonal skills. Must be able to work with established foreign and Vietnamese clients.
- Confident, competitive, and able to work in an international business environment.
- Excellent verbal and written communication skills.
- Highly organised with great attention to detail.
- Strong financial and negotiation skills.
